Choose the right use case

Each site still needs its own scope, price and capacity check.
Regular workplace cleaning
Recurring cleaning for offices, coworking spaces, studios, shops and other ordinary commercial premises. Frequency, occupied hours, washrooms, kitchens and consumables must be agreed in the brief.
End-of-tenancy or handover cleaning
A commercial-premises clean before a tenant leaves, a new occupier arrives or a landlord/agent handover is due. Agree the written condition standard, deadline, access and exclusions; this page does not decide a deposit or lease dispute.
Post-fit-out or builders clean
A final cleaning requirement after ordinary fit-out work. Dust, access, trades still on site, protective finishes and waste all affect whether the work is suitable and how it is priced.
Where ordinary cleaning stops
What this service does not cover.
Specialist, hazardous and regulated work needs a separate process.
- Hazardous, clinical or trauma cleaning. Biohazards, sharps, controlled substances, crime scenes, pest treatment and clinical decontamination require specialist processes and are not part of this service.
- Work at height or specialist access. External windows, façades, roofs, high-level equipment and any work requiring specialist access equipment need a suitably qualified cleaning business and safe system of work.
- Waste collection or disposal. Cleaning and waste are not interchangeable. Commercial waste or clearance needs its own agreed, authorised collection route; do not assume a cleaning business can remove it.
Safety and waste need their own checks.
HSA guidance says each workplace should have a risk assessment before contract cleaning begins, including chemical hazards. If waste leaves the premises, agree who collects it: MyWaste says every waste collector in Ireland must hold a valid waste collection permit. The details that change the job.
What a cleaning business needs to know
- Premises and areas. Rooms, washrooms, kitchen or customer areas, floor types and what must be excluded.
- Access and hours. Keys, reception sign-in, lift booking, induction, alarms and whether work must happen outside opening hours.
- Handover standard. For an end-of-tenancy clean, state who will inspect, the deadline and which written checklist or inventory applies.
- Waste boundary. Say whether this is ordinary cleaning waste, a clearance requirement or no waste removal at all.
What to compare in writing
- The included tasks. Surfaces, washrooms, kitchens, internal glass, consumables and any machine work.
- The exclusions. High-level, external, specialist, hazardous or waste work should be explicit—not assumed.
- The price basis. One-off, per visit, per hour or per square metre; ask whether VAT, supplies, parking and waste are included.
- The operating detail. Start date, frequency, access process, supervisor/escalation contact and what happens when the site cannot be accessed.
